Cockroaches are one of the most common pest calls in New York City and also one of the most misunderstood. They are not a cleanliness issue. They are a building issue. Roaches travel between apartments through wall voids, shared plumbing, and utility chases. A neighbor with roaches eventually becomes your problem. That is why so many New Yorkers deal with roaches repeatedly, even in clean homes.
The German cockroach is by far the most common species in NYC apartments. It is small, breeds year round, and prefers warm, humid environments like kitchens and bathrooms. A single pregnant female can produce an entire infestation of several hundred roaches within months. American cockroaches, which people also call water bugs or palmetto bugs, are much larger and usually come up from basements, sewers, and floor drains.
Beyond the disgust factor, roaches are a real health concern. They carry salmonella, E. coli, and other pathogens on their bodies and through their droppings. They trigger asthma and allergy symptoms, especially in children. Roach allergens are one of the most common triggers for pediatric asthma in dense urban housing. For restaurants, markets, and food service businesses, a single sighting during a DOH inspection can mean fines and forced closure.
The hard truth is that DIY roach control rarely works for serious infestations. Over the counter sprays kill individual roaches but scatter the colony and push survivors deeper into walls. Bombing an apartment is worse. It drives roaches into neighboring units and rarely reaches the places they actually breed. Real roach control requires the right materials, placed in the right spots, with follow-up timing based on their life cycle.

How to Tell if You Have Roaches
Live Sightings
Even one roach seen during the day signals a larger problem. At night is worse. They come out when the room is dark and quiet.
Droppings
Small dark specks that look like ground pepper or coffee grounds. Found near food sources, inside cabinets, and along wall edges.
Egg Cases
Brown capsules about a quarter inch long, glued to the undersides of shelves, behind appliances, or tucked into cracks.
Musty Odor
A strong infestation produces a distinctive oily, musty smell. If you can smell them, the problem is already severe.
Shed Skins
Roaches molt several times before adulthood. Finding translucent shed skins near baseboards or behind the fridge confirms an active population.
Smear Marks
Dark streaks along walls and surfaces where roaches travel the same routes repeatedly, especially in humid areas.
Our Approach
How We Eliminate Cockroaches
Our cockroach program is built on integrated pest management, which is the industry standard for serious roach work. It combines targeted chemical control with sanitation guidance and structural fixes. No fogging. No overspraying. Just precise placements where roaches live and breed.
Inspection and species ID. The first visit is a thorough walkthrough. We identify the species, map where activity is concentrated, and look for harborage points: cracks behind cabinets, gaps around pipes, voids inside appliance motors, hinge spaces on kitchen drawers, and the warm area behind refrigerators. We also check for water sources because roaches need moisture more than food.
Gel bait placement. Gel baits are the gold standard for German roach control. We place small dots of bait inside cabinet corners, behind appliances, under sinks, and in crack and crevice spots along baseboards. Roaches feed on the bait, return to harborage, and the active ingredient passes through the colony. One well-placed job takes out hundreds of roaches including ones you never see.
Insect growth regulators. IGRs are compounds that prevent juvenile roaches from maturing into reproducing adults. Applied alongside bait, they break the life cycle so even if a few roaches survive the initial treatment, the population cannot rebound. This is what separates a real roach program from a one-shot spray that fails in three weeks.
Follow-up and verification. Roach eggs can hatch up to 28 days after they are laid, so the first two weeks after treatment always shows some new activity from eggs that were already in the wall. We come back at 2 and 4 weeks to reapply where needed and confirm the decline. Monitoring traps placed during the first visit give us and you hard data on the population trend.
For severe infestations or buildings where roaches are spreading between units, we coordinate with property managers and neighbors when possible. One unit treated in isolation can stay clean for a while, but roaches will keep migrating in from untreated apartments through shared walls and plumbing. A building-wide approach is often the right call.
